Before you write
A specific question gives the team somewhere to start.
Contact is useful when you have a company question, a program question, a public-content correction, or a scenario that needs a direct explanation. Include what you are trying to finance, where the property is located, whether the transaction is a purchase or refinance, and what you want to understand next. If the property has rental income or business operating information that matters, describe its role without sending sensitive documents through this form.
You do not need a perfect lender package to ask a good question. An estimate can be labeled as an estimate. An unknown can be labeled as unknown. The most useful messages explain the decision that is pending: whether the transaction is business purpose, which program page to read, what kind of documentation may answer a question, or whether the initial facts appear to belong in an SBC or DSCR conversation.

What the Mentor does
The Mentor helps make the next question visible.
The Mentor is a conversational guide for business-purpose commercial real estate scenarios. It can help a borrower describe the property, transaction purpose, occupancy, income or rent, documentation, and location in a structured way. It can connect the scenario to the public SBC or DSCR path and point toward the next information that may be needed.
The Mentor does not approve a loan, guarantee an outcome, replace underwriting, provide legal or tax advice, or make consumer-purpose residential lending available. It does not turn a partial scenario into a commitment. Its job is to improve orientation: to help you understand what the active public guidance is asking and what should be clarified before a full application.
If you already know the question, ask it directly. If you do not know the lender’s vocabulary, describe the deal in ordinary language. The Mentor can help with both. When the public answer is conditional or unavailable, that limitation should remain visible.
What happens next
The response should move the scenario forward.
A contact message is reviewed as a request for a response, not as an application. The team may ask for the property description, transaction purpose, ownership context, or the source of an estimate. That follow-up is part of making the scenario specific. It does not mean that a loan has been approved or that a full underwriting review has begun.
When a scenario appears to fit a public path, the next step may be a secure application and a request for documents. The complete review can examine identity, ownership, property, transaction, credit, income or rent, location, title, legal requirements, and the applicable program. The information in the initial message helps the team understand the question; it does not replace the evidence required later.
If the public pages already answer the question, the team may point you to the relevant SBC or DSCR page, the commercial loan guide directory, the blog, or the methodology page. That is intentional. A good answer should leave you with a reusable reference, not require you to repeat the same question every time the scenario changes.
Describe the transaction
The property story is more useful than a product label.
Instead of writing only “I need a commercial loan,” explain what the property is and what you intend to do with it. Say whether you are buying, refinancing, or pursuing another business-purpose use. Describe the property type and unit count, how it is occupied, and whether the property generates rent or supports a business. If the request involves an entity, explain who owns the entity and how it relates to the property.
Then describe the requested financing. Share the estimated value or purchase price, requested loan amount, existing financing when relevant, and the use of proceeds. If the scenario is DSCR, explain the rent and payment assumptions you are using. If it is SBC, explain the business or commercial use and the documentation path you expect to have available.
Finally, say what you do not know. The missing item may be the property classification, the correct document, the applicable location rule, or the right public page. Naming that uncertainty makes it easier to answer responsibly and avoids the false confidence that comes from forcing every scenario into a familiar label.
Business-purpose boundary
The contact path is for commercial real estate questions.
The Fiirm provides business-purpose commercial real estate financing only. We do not make consumer-purpose or owner-occupied residential home loans. The public SBC path has a loan band of $100,000 to $2,500,000. The public DSCR path covers eligible 1-4 unit residential investment property and has a loan band of $100,000 to $2,000,000.
Those are the only product figures needed to begin the conversation. The rest of the answer depends on the property, transaction, borrower, documentation, and active program. If your question concerns a different kind of financing, say so directly so the team can give you a clear boundary rather than a generic response.
Please do not send sensitive financial or identity documents through this public form. The form is for a message. If a secure document request is appropriate, the team will provide the proper next step.
Questions the team can route
The right destination depends on the question.
A question about a commercial property, an operating business, a refinance, or a business-purpose cash-out may belong on the SBC path. A question about eligible 1-4 unit residential investment property and the relationship between rental income and debt service may belong on the DSCR path. A question about a rehab, bridge, or construction scenario may require the residential transition material. The team can help you find the right public starting point when the label is not obvious.
A question about the website can be just as useful. Tell us when a link is unclear, a page seems inconsistent, a public statement needs a source, or a guide does not explain the next document question. Public content is meant to be reviewable. A precise note about what you saw and what you expected makes it easier to investigate without asking you to send a full borrower package.
A question about the company can stay at the company level. You can ask about The Fiirm, G1 Investment, LLC, the Benedict office, the purpose of the Mentor, or the difference between an initial public explanation and a secure underwriting review. The contact path is intentionally broad enough for those questions and specific enough to route them responsibly.
Writing a useful message
Give the team the decision that is waiting.
The strongest message usually includes a short property description, the transaction purpose, the location, the intended use, and the question you want answered. If you are comparing a purchase with a refinance, say that. If you are unsure whether the property belongs in a commercial or investor conversation, say that. If your question is about documentation, name the fact you are trying to prove rather than attaching every document you have.
A short message can still contain useful context. “I am buying a building for my operating business and need to understand the public SBC path” gives the team a beginning. “I own a rental property and want to understand the DSCR conversation before a refinance” gives the team a different beginning. “I found a public statement that seems unsupported; here is the page and the sentence” gives the team a content-review beginning.
Do not include sensitive identity or financial documents in the public form. If the initial conversation indicates that documents are needed, the secure workflow is the right place for them. Keeping the public message focused protects your information and lets the team answer the actual question before requesting more.
A clear boundary
The best response may be a referral to the right page.
