Pricing assumptions

Illustrative rate examples use a stated property type, transaction structure, leverage, credit assumption, and active pricing ruleset. The example is labeled next to the number and can change with market conditions. It is not a quote, approval, or commitment to lend.

Program and location facts

Public pages use the active program rules and qualifying-location data available to The Fiirm at render time. Location availability is checked by ZIP and program rules; a nearby city or metro name is not a promise that every property qualifies.

Prepayment information

Prepayment statuses are read from the active program grid. A conditional result is shown with its explanation when one is available. The final loan documents control.

Business purpose and underwriting

The Fiirm provides business-purpose commercial real estate financing only. Every scenario remains subject to identity, property, appraisal, income, credit, title, legal, and full underwriting review as applicable.

Updates and corrections

Public pages display a review date. When the active ruleset or relevant location facts change, rendered facts are refreshed. If you see an inaccurate statement, contact The Fiirm through the commercial loan guide directory so the content can be reviewed.
