For an initial scenario
- Property address, type, unit count, occupancy, and intended use.
- Purchase price or estimated value, requested loan amount, and transaction purpose.
- Current rent, expected rent, operating income, or business deposits when relevant.
- Borrower and entity names, ownership, experience, credit, and business purpose.
- Existing loan balance and payoff details for a refinance or cash-out request.
- State, ZIP, target closing timing, and preferred prepayment structure.
These facts help the Mentor identify questions and an initial path. They do not replace a completed application or underwriting package.
Property and transaction documents
- Purchase contract, if buying.
- Current note, mortgage statement, and payoff information, if refinancing.
- Rent roll, leases, operating statements, and property income support for investment property.
- Property details, insurance, taxes, utilities, repairs, and other operating expenses as applicable.
- Appraisal, title, survey, environmental, zoning, or legal documents when requested for the property.
Borrower, entity, income, and asset documents
- Government identification and entity formation or ownership documents.
- Personal financial statement, liabilities, and credit authorization where applicable.
- Tax returns, financial statements, or bank statements according to the applicable documentation path.
- Evidence of reserves, liquid assets, down payment, closing funds, and source of funds.
- Business history, property experience, leases, or management information when relevant.
“Bank statement” or “reduced documentation” does not mean no verification. The applicable program determines what can be used and what must be supported.
Keep the checklist conditional
Not every file needs every item, and the list can grow when a document raises a new question. The final request comes from the applicable program, property review, title and appraisal work, legal requirements, and underwriting. Organizing documents by the question they answer is more useful than uploading an unlabeled folder.
