What the initial review needs
Start with the property type, address or ZIP, purchase or refinance purpose, occupancy, estimated value, requested amount, and lien position. Those facts help identify whether the scenario belongs in Small Balance Commercial (SBC), DSCR investor lending, or neither public path.
- Property: use, units, occupancy, mixed-use details, and condition.
- Transaction: purchase, rate-and-term refinance, or business-purpose cash-out.
- Leverage: requested amount compared with value, including the source of the value assumption.
- Borrower: credit, experience, ownership structure, and business purpose.
- Documentation: full documentation or another path allowed by the applicable program.
Why two similar deals can produce different answers
A restaurant, warehouse, office, or mixed-use property can carry different program questions even at the same loan amount. Occupancy and use can change the applicable matrix. A refinance can raise payoff and equity questions that do not exist on a purchase. A location can be eligible for one program and restricted for another.
The right comparison is not “what is the minimum credit score?” in isolation. It is “which complete combination of facts is being evaluated, and which facts are still unknown?”
Published starting points, not an approval
The public SBC overview describes an illustrative $100,000–$2.5 million range and a starting FICO point in the mid-600s, subject to applicable guidelines. These are not universal approval thresholds. The complete file still requires property, identity, credit, documentation, title, appraisal, legal, and underwriting review.
SBC qualification checklist
- Confirm the transaction is business-purpose commercial real estate.
- Describe the property and its current or intended occupancy.
- Estimate value, loan amount, LTV, and any existing lien payoff.
- Choose the documentation path that reflects how income or deposits can be verified.
- Gather ownership, experience, credit, reserves, and location facts.
- Review the result and unresolved items with the Mentor before submitting a complete file.
